@Marina Martin: We actually found ours through a coldwell banker listing via google I believe – but we’ve been looking for a few months on the homesteps website and I like a lot of the houses on there – they’re not too shabby – for being as cheap as they are.

The house we got has no liens – there’s nobody who has any claims to it – and we bought the title insurance to guarantee nobody can come back on it.

It definitely needs a lot of improvements – possibly 10,000 – 20,000 – but it appraised at $115,000 a few years back – and I’m sure we can fix it up and turn around and sell it for at least that much – or use it as a college housing / rental property. It is 3 units – w/ 3 beds / 1.5 bath per unit.

That’s an amazing story! Did you really find the $3,000 listing on that website? I searched in a few states but the cheapest listings were around $26,000 (which is still pretty good for a house, repairs or not!).

Are there any property tax implications of your purchase?
